There's a Revolution in Conveyancing and It's Happening Now
Irish conveyancing is undergoing a digital transformation. From e-signatures to blockchain title registration, the way we buy and sell property is changing fast.
Irish property conveyancing has a reputation for being slow, paper-heavy, and opaque. That reputation is becoming outdated. A quiet revolution is underway - and it’s reshaping how property is bought and sold in Ireland.
The Old Way
For decades, the Irish conveyancing process has followed a familiar (and frustrating) pattern:
- Sale agreed
- Wait weeks for the vendor’s solicitor to assemble title documents
- Post physical documents between firms
- Raise queries by post or fax
- Wait for replies
- Repeat as needed
The result? Transactions that routinely took 3–6 months, sometimes longer. Clients frustrated. Estate agents chasing. Banks threatening to withdraw mortgage offers.
What’s Changing
Several forces are converging to transform the process:
1. E-Conveyancing at the PRA
The Property Registration Authority (PRA) has been rolling out its e-conveyancing platform, allowing solicitors to submit registration applications electronically rather than by post. This alone eliminates weeks of processing time at the final stage of the transaction.
The PRA’s stated goal is to move the vast majority of registration applications to the e-conveyancing platform - removing one of the most frustrating delays in the current system.
2. Digital Identity Verification
The days of asking clients to post certified copies of passports and utility bills may be numbered. Electronic ID verification tools - compliant with eIDAS regulations - allow solicitors to verify client identity remotely, quickly, and securely.
This is particularly valuable for overseas clients or buyers who cannot easily attend a solicitor’s office in person.
3. Electronic Signatures
The Electronic Commerce Act 2000 provides the legal basis for e-signatures in Ireland. While wet ink signatures are still required for certain documents (particularly mortgage deeds), many other conveyancing documents - including client authority letters, reports on title, and undertakings - can now be executed electronically.
Law firms that have adopted e-signature platforms report significant time savings and improved client satisfaction.
4. Cloud-Based Case Management
Modern conveyancing case management systems allow all parties - solicitor, client, and in some cases the estate agent - to track a transaction in real time. Documents are stored securely in the cloud. Queries are raised and answered within the platform. Clients no longer have to chase their solicitor for an update.
5. Seller’s Legal Packs
As we’ve written about elsewhere, the Seller’s Legal Pack is one of the most impactful changes in recent years. By preparing title documentation before listing, vendors can cut weeks off the transaction timeline.
What This Means for Buyers and Sellers
If you’re buying or selling property in Ireland today, you should expect:
- Faster timelines - digitally-enabled transactions can complete in 6–8 weeks rather than 3–6 months
- More transparency - online portals let you see exactly where your transaction is at
- Less paperwork - fewer documents to print, sign, and post
- Greater security - digital ID verification and encrypted document sharing reduces fraud risk
Is Ireland Keeping Up?
Compared to England and Wales - where HM Land Registry has published detailed e-conveyancing roadmaps - Ireland’s digital transformation has been slower to start. But momentum is building.
The Law Society of Ireland has been actively working on digital conveyancing initiatives. The PRA’s e-conveyancing rollout is progressing. And a new generation of Irish solicitors is entering practice with digital-first expectations.
What to Ask Your Solicitor
If you’re about to start a property transaction, here are some questions worth asking your solicitor:
- Do you use a digital case management system?
- Can I track my transaction online?
- Do you offer electronic signing for documents?
- Are you registered for the PRA’s e-conveyancing platform?
The answers will tell you a lot about how efficiently your transaction is likely to proceed.
The revolution is happening. The question is whether your transaction will benefit from it.
